The FA Taylor Company Delivers Premium Roof Replacement for Sunrise Sea Condominiums
Our team recently wrapped up a high-performance roof replacement for the Sunrise Sea Condominium, located on 63rd Street in the heart of Ocean City, Maryland. Coastal environments present unique demands, from high winds to salt-air exposure, requiring specialized labor, advanced materials, and heavy equipment to ensure long-term structural integrity. Our crew delivered a complete, turnkey solution engineered to withstand these brutal eastern shore Maryland elements, for decades to come.
A coastal project of this magnitude requires careful preparation and technical orchestration. To begin, our team managed the clean removal of the existing pea gravel ballast via hydro-vacuuming, followed by the complete tear-off of the old built-up roof membrane, insulation, and weathered sheet metal flashings down to the underlying concrete roof deck. Managing a multi-unit residential property also demanded intense mechanical logistics. Coordinating with a licensed mechanical contractor and electrician, we surveyed all existing split-system HVAC compressor units, mapped them to their corresponding tenant units, safely drew down the refrigerant, disconnected the electrical components, and lowered them to the ground for secure storage.
With the concrete deck cleared and primed, we constructed a multi-layered, ultra-durable roofing assembly built from the deck up. First, we heat-fused a premium APP160 base sheet directly to the primed concrete to establish an immediate temporary roof and vapor barrier. Next, we installed pressure-treated wood blocking along the perimeter to accommodate a high-efficiency, 1/4” per foot tapered insulation system. This system was precisely sloped to the North and South eaves to guarantee positive drainage, while achieving a robust, energy-efficient minimum R-value of 30. Over this tapered insulation, we laid a protective layer of ½” Densdeck, securing the entire insulation assembly using Type IV hot asphalt. For the final defensive layer, we applied a premium Polyglass three-ply modified bitumen roofing system, consisting of two self-adhered (SA) base sheets and a high-strength SA cap sheet.
The finishing details on this project showcase our commitment to custom architectural fabrication and flawless waterproofing. We fabricated and erected ten custom stainless-steel doghouses to protect utility lines, installed heavy-duty AVCOA aluminum roof stands securely anchored to the concrete deck, and flashed them using advanced Polyflash 1C liquid flashing and fabric. Perimeter walls were flashed with matching modified bitumen plies and terminated with aluminum compression bars and counterflashing. To manage heavy coastal rainfall, we fabricated and installed custom .032 Kynar-finished 7” box gutters along the North and South elevations and the elevator tower, complete with 4” PVC downspouts running to grade. Finally, a new Bilco S-50 aluminum roof hatch was integrated for secure, weatherproof access.
Once the new roof was flawlessly sealed, the HVAC split-system units were hoisted back up, safely mounted to the new aluminum stands, reconnected, and fully tested for proper operation to ensure a seamless transition for the building’s residents. As with all FA Taylor projects, our crews maintained strict compliance with OSHA regulations and removed all debris daily to minimize disruption to the property.
