High-Performance Commercial Roof Replacement: The Gunston School Project in Centreville, MD
Executing a comprehensive roof overhaul for an active educational facility requires meticulous planning, precise craftsmanship, and seamless project management. The F.A. Taylor Company recently completed a high-performance commercial roof replacement for The Gunston School in Centreville, Maryland, transforming a complex, multi-layered roof assembly into an energy-efficient, fully warranted envelope.
Project Breakdown & Execution
Site Mobilization & Tear-Off: Our crews mobilized under full OSHA compliance. After a licensed electrical contractor disconnected the rooftop solar array, we completely removed all legacy spray foam, built-up roofing, insulation, vertical flashings, chimneys, abandoned roof curbs, and metal flashings down to the plywood deck.
Substrate & Perimeter Prep: We cleared all debris and replaced defective decking. New pressure-treated wood blocking was installed along the perimeter to match the new system height, along with a new Bilco S-50 aluminum roof hatch.
Thermal Envelope & Drainage: We installed a 1/4” per foot tapered insulation system sloped to the East and West elevations (yielding an average R-value of 30+), added 1/2” crickets for positive drainage, and mechanically fastened a 1/2” coverboard layer per local wind uplift codes.
60 Mil TPO System: We installed a 60 Mil fully adhered TPO membrane over the coverboard. Parapet walls and roof curbs were flashed with fully adhered .045 TPO, and penetrations were sealed with pre-molded TPO pipe boots.
Architectural Sheet Metal: Our team custom-fabricated and installed new .032 Kynar-finished aluminum coping with a continuous front cleat, as well as a new TPO-coated drip edge welded directly to the primary membrane.
Cleanliness & 20-Year Warranty
All job site debris was cleaned up and hauled away daily. Upon completion, the project was backed by a 20-Year No Dollar Limit (NDL) Warranty, ensuring long-term protection for the school.
