High-Performance Commercial Roof Replacement: The Hawaiian Village Outrigger Project in Ocean City, MD
A coastal roof replacement of this magnitude requires careful structural preparation, advanced material selection, and expert technical orchestration. Coastal weather conditions demand building envelopes that can withstand intense wind uplift, driving rains, and intense UV exposure. The F.A. Taylor Company recently partnered with Braniff Property Management to deliver a comprehensive, institutional-grade commercial roofing solution for the Hawaiian Village Outrigger Building located on 141st Street in Ocean City, Maryland.
Our fully mobilized commercial crews completely removed all existing built-up roofing, composition base flashings, old roof insulation boards, and associated sheet metal flashings. This complete tear-off fully exposed the underlying plywood roof deck. After cleaning the deck of all remaining debris, our team carefully evaluated the substrate to ensure its structural integrity.
Vapor Barrier & Substrate Preparation
With the plywood roof deck perfectly prepped, our technicians installed one (1) layer of nailbase sheet. Over this, we hot-mopped one (1) layer of Polytalc Base Sheet to act as a highly effective temporary roof and a continuous vapor barrier to stop external vapor drive and moisture infiltration.
High-R Value Tapered Insulation & Coverboard
To meet strict local building codes enforced by the Town of Ocean City, we engineered a thermal system designed for maximum efficiency.
The Insulation Core: We installed a 1/4” per foot tapered polyisocyanurate insulation system equipped with 1/2” per foot crickets between the roof drains to establish positive drainage and eliminate standing water. This setup delivers an average “R” value of 30.
The Attachment: The insulation boards were laid using Type III Asphalt, achieving full-coverage adhesion in strict accordance with local wind uplift requirements.
Knee Wall Modification: Where needed, we built a 2 x 6 pressure-treated (PT) knee wall covered with 1/2’’ plywood to neatly accommodate the height of the new tapered insulation. This framing was protected with WIP 300 high-temp Ice and Water shield and mechanically fastened to the deck using stainless steel fasteners.
The Protective Layer: Over the insulation core, we installed one (1) layer of 1/2” DensDeck coverboard using Type III Asphalt to add superior puncture resistance and multi-ply structural redundancy.
Premium Polyglass 3-Ply Modified Bitumen Installation
For the primary waterproofing membrane, The F.A. Taylor Company installed a Polyglass three (3) ply self-adhered Elastoflex modified bitumen roofing system. This elite system consists of two (2) plies of self-adhered base sheet and one (1) robust ply of self-adhered cap sheet. The entire assembly was meticulously pressed into place using a weighted steel roller to achieve a flawless, air-tight bond.
Custom Architectural Fabrication & Drainage Details
The ultimate durability of a commercial roof relies on its perimeter and penetration flashings. Our architectural sheet metal specialists customized several key components for this asset:
Drainage Systems: We replaced six (6) existing roof drains with heavy-duty cast iron Josam roof drains, fully tied into the existing plumbing lines by a licensed plumber. We also cut in four (4) new 8” x 8” over-flow scuppers to rapidly shed heavy coastal downpours.
Roof Access: The old roof hatch was completely removed and replaced with a new, premium Bilco S-50 aluminum roof hatch.
Wall & Vent Flashings: Parapet walls were flashed with one (1) ply of modified base sheet and one (1) ply of modified cap sheet, terminated securely with an aluminum compression bar, high-grade sealant, and counter-flashing. All plumbing stacks were extended to 12” above the new roofing surface and flashed seamlessly using Polyglass 1C liquid flashing.
Coping & Gutters: We fabricated and erected new .040 Kynar-finished aluminum coping across the parapet walls, utilizing a continuous hold-down cleat on the outside edge and stainless steel fasteners with weather-tight washers on the back. Over the stair towers, we installed new, custom-fabricated .032 Kynar-finished aluminum 7” box gutters coupled with 4” PVC spouting run directly to grade. The owners selected a custom finish from our standard color chart to perfectly complement the building’s aesthetic.
The massive Stage structure demanded an equally specialized and precise application designed to withstand the unique architectural stresses of a performance venue. Similar to the backstage layout, our team laid down a high-performance foundation featuring a 2.6” layer of Polyisocyanurate insulation and a ½” ISOGARD coverboard mechanically fastened to the plywood decking. To manage water runoff, we installed a custom 16-foot, ½” per foot roof cricket between the building’s two main drains. We then applied a matching, ultra-durable 80 Mil white fully adhered TPO system across the roof surface. A critical component of the stage project involved the flawless integration of life-safety infrastructure; our technicians furnished and installed six specialized BILCO heat-activated smoke vents, flashing them securely with .060 TPO and aluminum counter flashing to meet strict manufacturer and safety specifications.
To give both structures a clean, unified aesthetic and long-term perimeter defense against coastal weather, we fabricated and installed custom .040 Kynar-finished aluminum coping, complete with a continuous front cleat and anchored tight with weather-resistant fasteners. In line with our company’s uncompromising standards, all operations strictly complied with OSHA regulations, and our crews maintained a clean job site by hauling away all project debris daily.
