High-Performance Commercial Roofing: The Blue Water East Project in Ocean City, MD
The F.A. Taylor Company, Maryland’s leading commercial roofing contractor, recently delivered a comprehensive roof replacement for the Blue Water East N/S Condominiums located on Coastal Highway in Ocean City, MD. Coastal environments place extreme stress on building envelopes, demanding precision engineering and institutional-grade materials. Our skilled commercial crew fully mobilized under strict OSHA compliance to handle the complete structural overhaul, which included both the main roof sections and the complex elevator tower structures.
The extensive scope of work began with a complete tear-off of the existing built-up roofing, river rock ballast, and compromised insulation down to the underlying concrete deck. After preparing and priming the concrete substrate, we heat-fused a premium POLYGLASS Polyflex membrane to serve as a reliable temporary roof and permanent vapor barrier. To guarantee long-term efficiency and meet strict Ocean City building codes, we installed a custom 1/4” per foot tapered polyisocyanurate insulation system achieving an average R-value of 30, topped with a protective layer of Georgia Pacific 1/4” DensDeck coverboard. Both layers were meticulously set in hot Type IV Asphalt to ensure an exceptionally secure foundation.
For the building’s primary defense against the elements, our technicians applied a robust POLYGLASS three-ply self-adhering modified bitumen roofing system. Water management was enhanced by removing the old internal drains and shifting drainage to four new custom-cut stainless steel scuppers and two overflow scuppers. The perimeter was finished with custom-fabricated .032 Kynar aluminum coping and flat seam panels , while a new Bilco S-50 aluminum roof hatch with built-in safety railings was installed to ensure secure building access.
